Service Option 3.  Full management Service
Visiting the property to assess its full rental value.
Marketing the property to find suitable tenants.
Obtaining references for tenants.
Preparing tenancy agreement and serving legal notices.
Collection of first months rents plus deposit.
Collection of rent on monthly basis by standing order.
Statement of account to landlord on monthly basis.
Arranging payment of regular accounts as instructed by landlord.
Inspecting the property every 3 months and providing inspection reports to landlord.
Arranging maintenance if required ensuring habitable standard.
Liaison between landlord and tenants.
Close supervision to ensure tenants complies with terms of tenancy.
Take appropriate action to rectify any cases of non-compliance of terms of tenancy.
Arranging extension of tenancy agreement or re-letting the property.

Once you have selected your service option a full package of support is implemented to ensure that the most suitable tenant for each property is found.

Throughout this period we will keep in constant touch with you ensuring that you are kept up to date and aware of all developments and any suitable tenants we have found.  Once a list has been drawn up, and depending on the level of service option you have selected, we will then implement a vigorous vetting system before making a final recommendation as to the most suitable tenant for your property.
